Kingsbarn Realty Capital Executes Sale-Leaseback Transaction With Texas Physicians Group

Las Vegas, Nevada, February 11, 2021 – Kingsbarn Realty Capital (“Company” or “Kingsbarn”) announced the acquisition of a medical clinic portfolio leased to Advanced Pain Care (“APC”), which is comprised of four properties, totaling approximately 75,000 square feet. The portfolio consists of three APC properties in the Austin MSA and a fourth property in Amarillo. Kingsbarn will offer interests in the portfolio as a Delaware Statutory Trust (“DST”) investment for 1031-exchange investors.

The properties are all 100% leased to APC on 15-year, triple-net leases. APC specializes in pain management, pain care, and surgical solutions. “We have executed many sale-leaseback transactions over the past few years. Many medical groups are looking to expand, and the sale of their real estate assets provides them with the necessary expansion capital,” stated Jeff Pori, Kingsbarn CEO.

“We provide great 1031 exchange investment opportunities for the investors in our DST and MDO programs,” Pori further stated. “Medical office is widely considered to be a COVID-19-resistant industry because many non-essential procedures have been moved out of hospitals, poising physician groups like APC to grow their practice. These outpatient procedures are necessary in the current environment because they are prohibited in many hospitals in order to prevent hospitals staff from being overwhelmed during the pandemic.”

The Company will offer investment interests in the properties through its affiliate, KB Exchange Trust. The DST investment structure provides investors with fractional ownership in higher-quality properties and is also is very useful in helping investors diversify their real estate portfolios in a much easier fashion than attempting to purchase multiple properties on their own.
